The report
Five pages, written for you and not for the file
It's yours to keep, whoever you hire. Here is what's in it.
- 01
The readings
Every spot we measured, marked on a plan, with the number and what it means.
- 02
The photos
A photo of each reading, so you can see the wall we saw.
- 03
Where the water comes from
In plain words: above, through the wall, from below, or back out of the pit.
- 04
What we'd do first
The order of the work, and which parts can wait.
- 05
What we'd leave alone
Parts of the basement that are fine, so you don't pay to fix them.
How we measure
A meter, a sheet of plastic and a lot of photos
We read the walls and the slab with a moisture meter at spots marked on a plan. We tape a square of plastic to the slab and come back to look under it. We note the room's humidity. Outside, we follow every downspout.
What we do at the house
Wall readings at three heights, so a line shows up
A taped square on the slab for floor moisture
Humidity in the room, and any vent that adds to it
The outside: gutters, grade and window wells

Reading the words
Dry, damp and wet, in plain terms
The meter gives a number. The report gives the number a word, and tells you what to do about it.
Dry
In line with the rest of the house and steady from visit to visit. Nothing to do.
Damp
Higher than it should be, or it changes with the weather. We say what we'd watch and what we'd fix.
Wet
Water you can see or read at the surface. This is where the plan starts.
