Rooms
Finished rooms
The part you see, once the water is handled.
A family room, a bedroom, a bath, an office, a laundry. We plan each around where the drains, the pit and the windows already are.
What we build

What it doesn't include
Left out of this work
Furniture and appliances
We build the room. You bring what goes in it.
Exterior work
Outside work is its own line of the quote.
Rooms we haven't read
We start finishing only after the moisture report.
What changes the cost
What moves the number
We price each job from a written scope. These are the things that make one house cost more than another.
- 01
A bathroom
Plumbing below the sewer line needs a pit and a pump.
- 02
Ceiling height
Low ceilings shape the layout.
- 03
Egress
A bedroom needs a window that works as an exit.
- 04
Finishes
Cabinets, tile and trim change the number most.

Permits and rules
Who pulls the permit
New rooms usually need a permit, and a bedroom needs egress. We tell you what your city requires before we quote and pull the permits for our work.
Questions
About this work
Can I add a bathroom?
Usually. If the drains are below the sewer line we use a pit and a pump.
How long does a whole basement take?
It depends on the water work. We give a schedule in the written plan.
Can I use the room as a bedroom?
If it has egress, ceiling height and the permits your city asks for.
