Egress
Egress windows
A window you can climb out of, and a well that drains.
A basement bedroom needs a way out, and most cities set the size. We cut the wall, set a window big enough to climb through, and build a well that drains.
What the work includes
A new opening cut in a poured or block wall
A window sized for exit, set and sealed
A window well with a drain, a ladder or steps, and a cover if you want one
Interior framing and trim around the window
A drain from the well to your drainage system, where there is one

What it doesn't include
Left out of this work
Structural engineering
A wide opening or a bearing wall can need an engineer, and we say so.
A code ruling
Your city says what size is required. We work to it.
Landscaping around the well
We restore the ground. Planting is yours.
What changes the cost
What moves the number
We price each job from a written scope. These are the things that make one house cost more than another.
- 01
Wall type
Poured concrete and block cut differently.
- 02
Depth of the well
A deeper basement needs a bigger well.
- 03
Soil and rock
Clay digs one way and limestone another.
- 04
Finishes inside
Trim, paint and a finished wall are on the quote.
How it goes
From the first visit to the last
- 01
Measure
We check the wall, the soil outside and what's inside the wall.
- 02
Cut
Saw the opening, with the room sealed against dust.
- 03
Set
Install the window and build the well.
- 04
Drain and finish
Connect the drain and trim the inside.
Permits and rules
Who pulls the permit
An egress window changes the structure of the house and usually needs a permit and an inspection. We apply for it, and tell you the city's required size before we quote the work.
Questions
About this work
Do I need egress?
A room used as a bedroom usually does. Your city's code decides, and we tell you before we quote.
Will the well fill with water?
It shouldn't. We drain it, and we cover it if you ask.
Can you put one in a block wall?
Yes, with the right support over the opening.
