Drainage
Drain tile and sump pumps
A path for the water to follow, and a pump to move it.
When the report says water collects at the footing, we give it somewhere to go. We cut a channel in the slab along the wall, lay tile in gravel, run it to a pit and put a pump in the pit.
What the work includes
Drain tile in gravel along the wall that needs it
A sump pit with a lid, a pump and a check valve
A discharge line that ends well away from the foundation
A battery backup, if you want one
A water test of the whole system before the concrete is patched
The concrete patched flush with the floor

What it doesn't include
Left out of this work
Foundation repair
A wall that's moving needs an engineer, and we say so.
A sewer connection
A sump never drains to the sanitary sewer. The discharge goes outside.
Floor finishes
We patch the slab. New flooring is a separate line on the quote.
What changes the cost
What moves the number
We price each job from a written scope. These are the things that make one house cost more than another.
- 01
Length of wall
Tile along one wall costs less than tile all the way around.
- 02
The floor on top
Carpet and a finished floor have to come up first.
- 03
Where the water can go
A long run to a safe spot costs more than a short one.
- 04
Power and backup
An outlet on its own circuit, and a battery if you want one.
How it goes
From the first visit to the last
- 01
Cut
We saw a channel in the slab along the wall.
- 02
Dig and tile
Break out the channel, set the tile in gravel and run it to the pit.
- 03
Pit and pump
Set the pit, the pump and the check valve, and run the discharge.
- 04
Test and patch
We pour water through the system, then pour the concrete back.
Permits and rules
Who pulls the permit
Drain, plumbing and electrical changes often need a permit, and the rules differ between Kansas City and the suburbs. We tell you what applies at your address, pull the permits for the work we do, and use licensed trades where the city requires it.
Questions
About this work
Will the discharge freeze in winter?
It can. We pitch the line so it drains back, end it where the water can spread, and tell you what to watch.
How long does a battery backup run?
It depends on the battery and how hard the pump works. We tell you the figure for the model we install.
How messy is it?
The cutting is dusty and loud and takes a few days. We seal the basement with plastic and keep the path to the door clean.
Can I use the old pit?
Sometimes. If it's the right size and in the right place, we reuse it and replace what's worn.
Water in the basement?
Tell us what you're seeing and we'll book the visit.
