How pricing works
What goes into the number
Two cost guides can disagree by several times on the same basement job. So we don't print an average. We tell you how we get to yours.
- 01
What decides the price
How much water, where it comes from, how long the wall that needs tile is, the depth of the basement and what's finished on top.
- 02
What the estimate covers
The scope in words, the materials and who does what. It names what's left out: new flooring, furniture, outside planting, structural repair.
- 03
What happens at the visit
The moisture check is a paid visit. The fee is quoted when you book. Ask whether it's credited toward a job; the quote says.
- 04
Paying
A deposit and a schedule tied to the work, written in the agreement and following Missouri rules. No payment is due for work not done.
- 05
Changes
If we open a wall and find something, we stop, show you and write a change before more work.
- 06
When you get the number
After the report, in a written plan. It's good for a stated number of days.
Where the money goes
Water first, then structure, then the finish
Most of a basement budget goes to the first two. They're the parts you don't see.
Water
Drain tile, pit, pump, discharge, gutters and grade. Done first, tested with water.
Structure and air
Framing, insulation, rough-in, egress and permits.
Finish
Drywall, ceiling, floor, trim, paint and fixtures.
About cost and payment
Questions we get about the money
Do you offer financing?
We don't arrange it. Many owners use a home equity line or loan from their own bank, so compare terms there.
Can I get a price over the phone?
No. The price depends on what the moisture report finds. We'd be guessing.
Do you take a deposit?
Yes, in the amount and on the schedule Missouri rules allow, written in the agreement.
What if the job costs more than the plan?
Only if you agree to a written change first. We don't bill extra for anything you haven't seen.
Want the number for your house?
It starts with the visit.
